From full service office buildings to retail locations, Andersen Management strives to manage our commercial units with the same personal touch as our residential units. We understand that individuals and institutions own commercial property for different reasons, and we manage each property with the owner’s objectives in mind. The services we offer go beyond the norm, and include, but are not limited to:

 

Lease & Rent Collection: 

Lease payments and rents are paid directly to our office every month.  They are posted directly into our sophisticated property management software, and placed into the property’s trust account.  


Financial Accounting: Our office pays all invoices and other obligations from the trust account, including loan payments & taxes if desired.  On the tenth of every month we prepare a computer-generated financial statement of the account, detailing income and expenses for individual units and the property as a whole.
Supervision & Maintenance:

Our office closely monitors monthly expenses in an effort to get the best possible price for the highest quality work.   We have established working relationships with many local service vendors. This ensures cost-effective and efficient repairs.  We also evaluate the property and tenants needs for maintenance on a regular basis.  As an added service, our office can identify renovation and leasing opportunities that can greatly enhance the market position of a property.


Emergency Service: Our office offers a 24-hour emergency pager service.  Emergencies do happen, and we are available seven days a week.
Negotiation of Leases: After careful tenant screening and qualification, our property managers negotiate a legal and binding lease contract.  Our office will also negotiate lease renewals with existing tenants, keeping the owner’s best interest in mind.
