Vacancy Showing:

Licensed Property Managers and/or onsite managers are available six days a week to shorten the time that units stay empty.  Calls are either answered by a live person or returned in a timely manner.  We regularly rent properties to a subsequent tenant prior to the old one moving out.  Vacancy factors remain constantly low, saving owners a great deal of money.

Rent Collection & Evaluation: All rents are due on the first of every month, and paid directly at our office.  We monitor payment histories and levy late fees after the fifth of each month.  Market rents are continually monitored, and rent increases are recommended when changes are observed.

            Tenant Screening:

A proven and legal criteria for screening tenants allows our Property Managers, with over twenty years experience, to pick the right tenants.  Our office consistently checks credit reports, eviction and public record reports, and verifies employment and income.
Does Your Contract Protect You?
            Contract Signing & Compliance:

Landlord/Tenant law is constantly changing.  Our staff will sign your  current and future tenants to new contracts that meet today’s legal standards and one that provides protection for you and your property.  We also require strict compliance to those contracts of each and every tenant.



Do You Find Evictions Costly?             Negotiating & Evictions: Evictions are a last resort for us.  We maintain an extremely low eviction rate, by keeping a working relationship with our tenants. We are able to negotiate most tenants, that are unable to pay, from the property.  If an eviction does become necessary, we work directly with a Landlord/Tenant Lawyer to solve the problem quickly.
Are Your Maintenance Dollars Being Spent Wisely?

            Maintenance:

Our Property Managers extensive maintenance experience, enable us to prioritize repairs and quickly resolve problems.  Our expertise also allows us to monitor cost effectiveness and quality of workmanship.  Another service we provide is recommending preventative maintenance.  This lowers vacancy factors, and eliminates costly repairs in the future.             Emergency Service:

We provide a 24-hour emergency pager service for tenants in need.  Rest assured your property will be taken care of 24 hours a day, 365 days a year, without a single tenant complaint to you.
Do You Document Your Inspections?

            Property Inspections:

We document all interior and exterior inspections and contact the tenant if problems are noted.  We also send letters to compliment tenants who are maintaining the property in an exceptional manner.

 

 Record Keeping a Headache?

            Financial Accounting:

Computer generated statements are sent monthly and annually showing all income and expenses, making tax preparation easier.  All property expenses, including taxes and insurance if desired, are paid promptly by our office.
